Preventive Maintenance Implementation
FCI will work with the Owner to either implement an existing Computerized Maintenance Management System, develop a proposal to purchase a CMMS through an outside source, or purchase the CMMS provided by FCI. This will include a task sheet for each piece of equipment listing industry standard “best practices” for preventive maintenance requirements and a calendar for scheduling purposes. All serial numbers, model numbers, manufacturer, and equipment type will be recorded and entered into this system.
Overage Acceptance
FCI will accept and document all overage materials as set forth by the project specifications.
Furniture, Fixtures & Equipment
FCI will assist as Owner’s Representative with all FF & E related items as required by Owner.
Commissioning Verification
FCI can assist with all systems commissioning and provide written documentation of verification to the Owner.
O & M Information Verification
FCI will inspect all Operation and Maintenance Manuals to ensure they are accurate as to the actual equipment and materials supplied on the project and provide written documentation of verification to the Owner.
Contractor Training Verification
FCI will assist with all systems training and provide written documentation of verification to the Owner. The Consultant will also develop documentation in DVD format of facility operation and maintenance procedures.
Warranty Claims
FCI will assist with all warranty claims to the General Contractor and Project Manager and will also maintain a log of all warranty forms submitted.
Punch list Items
FCI will assist as required to ensure that all contractors have reasonable access to the facility to complete all punch list items and will also maintain a log of all items completed.
Spares Assessment
FCI will asses all critical systems and provide a proposal for the necessary equipment to provide consistent facility operation with little or no downtime.
Operational Inventory Proposal
FCI will develop a proposal for the operational needs of the Facilities and Custodial departments. These will include such items as towels, custodial paper products, oils, greases, pool chemicals, lights, filters, ect. The Consultant can also provide these services to other departments as expertise allows.
Facilities Operational Budget Proposal
FCI can assist with development of a budget for the Facilities and Custodial departments. This will include staff wages, fringe benefits, utilities, consumables, maintenance and repair, office supplies, ect.
Facilities & Custodial Equipment Proposal
FCI can develop a proposal for the start up equipment needed for the Facilities and Custodial departments.
Facilities Staffing
FCI can develop a proposal for staffing of the Facilities and Custodial departments and assist with the interviewing and hiring of these individuals.
Staff Training
FCI will develop and implement a training plan for all Facilities and Custodial staff. The Consultant can also provide these services to other departments as expertise allows
Operational Contract Negotiations
FCI will develop a proposal for outsourcing of all facilities related needs such as landscaping, snow plowing, pest control, carpet cleaning, window washing, grease trap pumping, ect. These bids will then be assessed as to the viability of such contracts.
Life Safety Equipment Testing Schedule
FCI will develop a proposal for outsourcing of all facilities related inspections and permits such as fire alarm, fire extinguishers, fire sprinklers, security, kitchen hoods, backflow prevention devices, elevators, pools, first aid stations, ect. These bids will then be assessed as to the viability of such contracts
Safety Program
FCI will assist as required to incorporate the new facility into an existing safety program, or help implement a new safety program per OSHA requirements. This will include a new employee safety orientation program composed of items like M.S.D.S., ladder safety, lockout tagout, confined space, chemical safety, ect.
Emergency Preparedness Plan
FCI can assist in developing an emergency preparedness plan. All floor plan and site documentation will be provided from the architectural plans. FCI will also develop an evacuation plan based on the egress routes specified on the architectural plans.
Capital Plan Proposal
FCI can develop a 30 year capital plan proposal for the facility. This document will include such items as the parking lot, roof, water features, pumps, HVAC equipment, direct digital controls, boilers, flooring, lighting, ect.
Construction Oversight
During construction FCI will assist the project management company as required and act as Owner’s Representative. This will include quality assurance inspections and reporting as set forth by project manager. Consultant can be available for all meetings required by Owner.
